If your asphalt isn’t sealed, it will begin to oxidize and start to lose the binder that holds the asphalt together. This starts to happen around six months to a year after new asphalt is installed. 

The seal coating will revitalize the asphalt binder, giving the asphalt extra protection against water, weather, and chemicals that can leak from vehicles. 

Seal coating should be applied to asphalt 60 to 90 days after new asphalt is installed. After that, it should be applied every three to four years, depending upon the wear and tear to your asphalt. 

A fresh dark seal coating will make the pavement wear and look new. It also fills surface voids, reducing the asphalt’s exposure to UV rays and oxygen. Seal coating reduces the depth to which gas or oil can penetrate into the asphalt pavement. 

If there are any large oil or gas spots, don’t worry. We use an oil spot primer in areas that need extra help to treat the oil on the pavement. This helps avoid the oil bleeding through the seal. If there are patches where there are untreatable spots, we’ll remove the asphalt and patch the area.
